The Best Small Town In The Pacific Northwest For Seniors

Camas is the one. Every retiree shopping the Northwest for a town wants a walkable downtown and water out the front door and a big city within reach. This town on the Washington side of the Columbia has all three at once. Its downtown still gets used, with First Friday crowds and a Wednesday farmers market all summer. Lacamas Lake and its waterfalls sit at the edge of town, and Portland is thirty minutes west. Your pension stays state-tax-free here, which is the final reason Camas is the best small town for seniors in the Pacific Northwest.

Why Seniors Love The Pacific Northwest

There are plenty of reasons for seniors to choose the Pacific Northwest for retirement. The views of the mountains and lakes alone make it worth it, especially for those who like to travel. The appeal goes beyond the scenery, though. The climate stays mild enough for an outdoor lifestyle year-round. Local organizations work to include older residents, and there is real access to healthcare along with tax advantages. Seniors interested in the arts have galleries and theaters to visit, and those who want to keep learning can go back to university. Washington also has a lower crime rate overall, part of why the outdoor lifestyle here feels relaxed.

Housing Options

Seniors thinking of settling in Camas will find the typical home value sits around $720,000 as of mid-2026. Some of the most popular neighborhoods include Lacamas Shores, Prune Hill, Deer Creek, and North Shore. This is good news for self-sufficient retirees who do not want a 55-plus gated community and prefer to own a single-story home or condo. There are homes near the downtown area and in North Shore, as well as Camas Meadows. The newer sections built around the town center have condos and patio homes. Inventory is not always overflowing, but motivated buyers will find something to suit their budget and taste.

Healthcare and Tax Perks

Camas does not have its own major hospital, but excellent healthcare is less than twenty minutes away in neighboring Vancouver. Seniors who need urgent care or want to book a procedure can go to PeaceHealth Southwest Medical Center or Legacy Salmon Creek Medical Center. Camas itself has a primary care practice, Legacy Medical Group.

Along with healthcare, seniors settling in Camas can take advantage of Washington's tax perks. They can lower housing costs through the state's Senior Citizen and Persons with Disabilities Property Tax Exemption and Deferral programs. Residents who are at least 61, or retired due to disability, may qualify. Once exempt, a senior can freeze the home's assessed value for tax purposes and skip excess levies. Qualifying means owning and living in a main home in Camas or elsewhere in the state, with a Clark County household income of $62,000 or lower.

Camas Crime Rate

Seniors worried about crime can rest easy: Camas rates an A for safety, ranking safer than about 95% of American cities its size. The two safest neighborhoods are Lacamas Shores and Deer Creek. In a given year, residents face roughly a 1 in 534 chance of a violent-crime encounter.

Outdoor Activities

Heritage Park sits on the shore of Lacamas Lake. Its 6.9-mile out-and-back trail is a favorite with joggers, hikers, and cyclists. A boat launch gets you onto the water. The surrounding area has more trails, waterfalls, and room for kayaking and fishing. The lake itself is stocked with rainbow trout. Seniors who prefer fewer crowds can head to Fallen Leaf Lake Park to walk the lakeshore trails and picnic beside the water.

Downtown Activities

The Downtown Camas hidden bronze bird tour is a hit with all ages, and it is just one of many downtown draws. There are 14 bronze birds hidden through the streets, among them a woodpecker, an owl, chickens, and ducks. The Downtown Camas Association also runs First Friday events every month, and its fall and winter dates include a pumpkin pageant and Harry Potter costume contest, a community appreciation night, and Hometown Holidays.

Seniors who enjoy fresh produce have plenty to choose from at the summertime Camas Farmers Market, open every Wednesday between June and September. The Camas Meadows Golf Club is about ten minutes out, with 18 holes for an afternoon's practice.

Community Living

The community events calendar in Camas stays busy all year. Beyond First Fridays, the Camas Car Show is held downtown each June. Washougal sits just six minutes away, and its Senior Association plans some of the local programming, including an Enhance Fitness class held at the Camas Community Center three times a week. Memory Garden painting classes meet at the community center on Tuesdays. Walkers can join the Audiobook Walking Club through the Camas Public Library, while those who would rather sit and talk books can try the Killer Reads Book Club, which meets on a Wednesday each month.

Is Camas Right For You?

If you want to downsize for retirement and enjoy a walkable downtown, Camas is a good fit. It also suits those who would rather skip a gated or 55-plus community and have a little extra to spend on a single-level home. The events calendar stays full, so there is always something to do, and the outdoor options are just as good. Anyone who misses old-fashioned community celebrations will find a lot to like at the Camas Days festival, with its parades and street crowds each July.
