10 Of The Best Affordable Towns To Retire In Pennsylvania

Affordable homes, nearby hospitals, and lively downtowns make these ten Pennsylvania towns appealing places to retire. In Greenville, the local symphony schedules its entire 2026-27 season as afternoon matinees, while Waynesburg celebrates its famously rainy July 29 with an annual downtown festival. Kane offers some of the state's lowest home prices, with typical values around $103,700 and a hospital just two minutes from the town center. With rural emergency rooms closing across Pennsylvania, including one in McKean County in May 2026, reliable access to medical care matters more than ever. Each town on this list has a 24-hour emergency department within a short drive of downtown, plus September 2026 home values below the statewide figure of approximately $287,100. For retirees, that means more financial breathing room without giving up essential services or an active community life.

A town of 5,540 people has kept its own orchestra since 1929, and that says plenty about Greenville. The Greenville Symphony Orchestra is in its 98th season at the Passavant Center on the Thiel College campus. Every concert on the 2026 to 2027 calendar is a 3 pm matinee. On select summer Thursdays, Music in the Park brings free evening concerts to the Graul Amphitheater in Riverside Park.

In this Mercer County town, the University of Pittsburgh Medical Center (UPMC) runs UPMC Horizon-Greenville on North Main Street. Its 24-hour emergency room sits five minutes from the park by car. The typical home was valued at around $153,300, a little over half the state number. At the park entrance, the Greenville Canal Museum stands on the site of Lock 22 of the old Erie Extension Canal. It opens on summer weekends and shows a replica of the canal boat Rufus S. Reed.

Clearfield

On the West Branch Susquehanna River, Clearfield won an All-America City Award in 1966. Volunteers greet visitors at the Kerr House Museum, home of the Clearfield County Historical Society. The house dates to around 1880 and once belonged to coal and railroad man James Kerr. Admission is free on Thursday and Sunday afternoons from May to October, and visitors can sign a journal bound for a time vault that opens in 2076.

Penn Highlands Clearfield opened as Clearfield Hospital in 1900, and its emergency room is four minutes from the courthouse at any hour. Homes here ran about $144,500, roughly half the statewide value. The Clearfield County Fair reached its 165th edition in July 2026. For a night out, the Clearfield Arts Studio Theatre stages plays on East Locust Street, and the Clearfield Choral Society operates under its umbrella.

Kane

Kane, a McKean County borough on the Allegheny Plateau, posts the lowest home prices on this list. Its typical value of roughly $103,700 comes to just over a third of the Pennsylvania figure. Dr. Elizabeth Kane and her two physician sons organized the town's hospital in 1887. Today UPMC Kane answers emergencies around the clock, two minutes up Route 6 from the center of town. Nurse practitioners and physician assistants treat patients on site, and emergency physicians join by video.

Volunteers formed a preservation society in 1995 to save the 1871 Kane Depot. The old station now holds the McCleery Discovery Center, which tells how Dr. Edward McCleery kept endangered wolves near town from 1921. The town's founder, Gen. Thomas L. Kane, is buried outside the Thomas L. Kane Memorial Chapel, which the preservation society has owned since 2014. In September 2026, a free Senior Citizens Expo brought health screenings and lunch to the Kane Community Center on Fraley Street.

Jersey Shore

The name Jersey Shore reportedly grew out of a jab from Irish settlers across the West Branch Susquehanna River, aimed at newcomers from New Jersey. The Lycoming County borough turned 200 in 2026. Its summer Jersey Shore Town Meeting ran from June 27 to July 4 that year, with live music each night at the Thompson Street Recreation Field.

The Jersey Shore Historical Society opens its museum on the first Saturday of each month from April to October. Geisinger Jersey Shore Hospital sees emergency patients day and night, a three-minute drive from Allegheny and Main streets. The typical home value stood near $224,400, below the state's $287,100. The Pine Creek Rail Trail, named Pennsylvania's 2026 Trail of the Year, runs from Jersey Shore to Wellsboro Junction.

Muncy shares the West Branch Susquehanna River and Lycoming County with Jersey Shore, and the borough faces the river just south of the mouth of Muncy Creek. The all-volunteer Muncy Historical Society has kept the town's story since 1936. Its museum on North Main Street opens Monday and Friday afternoons, and its June quilt show presents Quilts of Valor to veterans.

UPMC Muncy keeps its emergency department open through the night, three minutes from the museum's door. In and around Muncy, homes ran about $278,200, just under the Pennsylvania figure. St. James Episcopal Church, an 1858 Richard Upjohn design with a 107-foot tower, appears on the historical society's walking tour. Inside the Muncy Post Office, a 1938 New Deal mural by John W. Beauchamp shows Rachel Silverthorne's Ride.

Towanda

Elias W. Hale opened his opera house in 1887, and as the Keystone Theatre it still screens films on Main Street in Towanda. The Bradford County Regional Arts Council has owned the building since 1988. Its program also includes live shows and National Theatre Live broadcasts. The Bradford County seat faces the Susquehanna River, and the paved Towanda River Walk follows the bank from Veterans Memorial Park.

The Guthrie Robert Packer Hospital Towanda Campus keeps an emergency department four minutes from the courthouse, and Guthrie Memorial EMS covers the borough. Homes in and around town ran about $196,400, roughly two thirds of the state value. The Bradford County Historical Society runs its museum in the 1871 county jail on Pine Street. At the Towanda Public Library, built in 1897, a Gather and Gab group meets on Wednesday afternoons.

Mount Pleasant

Full-service gas stations are the law in Mount Pleasant, which the borough calls the only Pennsylvania borough with such an ordinance. This Westmoreland County town also puts its hospital within walking distance. Frick Hospital is a 12-minute walk from the borough office along South Church Street, and Mount Pleasant EMS answers calls in town. Homes came in around $180,000, against about $287,100 statewide.

On Thursday evenings, the Mount Pleasant Area Historical Society welcomes visitors to its rooms on Washington Street. Each September, the Mount Pleasant Glass & Ethnic Festival fills Veterans' Park with glass demonstrations and booths, and a Saturday parade follows Main Street. The Library of Congress named the festival a Local Legacy in 2000. The borough says it was the first municipality outside Washington, DC, to have a veterans video wall. Walkers can pick up the Coal & Coke Trail at a trailhead on East Main Street.

Uniontown

Over the Fayette County line, Uniontown claims the Big Mac, which the city says was created there in 1967. The 1922 State Theatre Center for the Arts on East Main Street hosts afternoon screenings of classic films. Its resident Main Street Theatre Company stages summer musicals with local performers and volunteers. The theater has no elevator, so patrons who want to avoid steps book seats in the first three sections.

WVU Medicine Uniontown Hospital, part of West Virginia University's health system, never closes its emergency room, six minutes from the Fayette County Courthouse. Homes here were worth about $158,900, roughly 55% of the state figure. Book lovers meet at 10:30 am on the last Tuesday of each month for the Bookworms club at the Uniontown Public Library. A free Scrabble club gathers there on the third Monday evening of the month.

Rain fell on July 29 in 119 of the 151 years through 2025, and Waynesburg throws its downtown Rain Day Festival on that date every summer. A statue of Gen. Nathanael Greene tips his hat from the cupola of the 1850 Greene County Courthouse. Miles Davin Sr. carved that figure in 1998.

Just outside the borough in Franklin Township, the Greene County Historical Society Museum fills the old county poorhouse with more than 30,000 artifacts, and seniors pay $5. UPMC Greene, the only acute care hospital in Greene County, handles emergencies at all hours, a six-minute drive from the courthouse. Homes ran near $174,300, about 60% of the statewide figure. The farmers' market sets up at High and Morris streets on Wednesdays from 9 am to 1 pm.

Washington, Pennsylvania

Across Tenmile Creek from Greene County, settlers first knew the Washington County seat as Catfish's Camp. David Hoge laid out Washington in 1781. The David Bradford House, built in 1788 by a leader of the Whiskey Rebellion, opens Wednesday to Saturday from April to November. At the 1812 LeMoyne House, a National Historic Landmark of the Underground Railroad, the apothecary displays ashes from the first cremation at Dr. F. Julius LeMoyne's 1876 crematory.

That crematory was the first in the United States. UPMC Washington runs an emergency care center open 24 hours, five minutes from the county courthouse. A typical home value of about $232,500 still trails the statewide mark. The Washington Symphony Orchestra has scheduled 3 pm matinees for December 2026, March 2027, and May 2027. Those concerts take place at the Olin Fine Arts Center on the Washington & Jefferson College campus.

Hospitals Close, Home Prices Low

None of these towns asks a retiree to choose between a modest mortgage and a nearby emergency room. Mount Pleasant puts Frick Hospital within walking distance, while Kittanning's 11-minute drive across the Allegheny is the longest trip on the list. Greenville and Washington add afternoon orchestra concerts, and Kane pairs the lowest home prices with a hospital two minutes from town. The list suits a retiree who wants a real downtown, a lower price tag, and help within minutes.
