The Towns In Upstate New York Where Retirees Are Moving To

Thousands of older adults across New York have worked out that retirement can mean a house for well under $600,000 and no state tax on Social Security without moving out of reach of family downstate. The age counts prove it, since each of the five towns below gained more residents over 65 in five years than its own graying explains.

In Saratoga County, the biggest source of those newcomers was Florida, the place everyone else retires to. Most older movers around Woodstock came from Brooklyn and most around Copake from Manhattan, so the people on these streets are largely trading a borough for a Catskill hill town or a Taconic foothill. What they get is a paved rail trail or a lake beach outside the door at home prices that started around $355,000 in 2026.

Yoga costs a dollar a class in Woodstock for town residents 55 and older, and everyone else pays $3. The Senior Recreation classes meet at the Mescal Hornbeck Community Center on Rock City Road, where Pilates and Chi Kung share the weekly schedule with a four-hour duplicate bridge game on Thursday afternoons. A free lunch for anyone 60 and older is served in the same building on Thursdays through Ulster County's Office for the Aging, with reservations required.

The town's median age now tops 62, and Woodstock has about 40 percent more residents 65 and older than it did in the late 2010s. Brooklyn was the most common starting point for older adults moving into western Ulster and Sullivan counties, with Long Island's Suffolk County and Manhattan also among the leading sources. Overlook Mountain is the classic local hike. Hikers gain about 1,400 feet over roughly five miles round trip, and the fire tower at the summit has views across the Hudson Valley. On Wednesday afternoons through mid-October, farmers and food vendors sell at the Woodstock Farm Festival. Prices run high here, with a median sale of about $567,000 in the three months through September 2026. Woodstock Commons, an affordable development in town, includes apartments for residents 55 and older.

Copake

Bidders from as far away as the Netherlands and Italy have taken part in the antique bicycle sale held each October at Copake Auction. The 2026 edition, the 34th, took place on October 10.

About a third of the older adults who moved into Columbia and Greene counties from outside the area came from Manhattan. Copake's 65-plus population rose about 43 percent to roughly 1,275, and the town's total population dipped to about 3,300 over the same period. At the first meeting of Copake's comprehensive plan committee in November 2024, several members described moving up from New York City, and one said he and his partner had decided to retire full-time to Columbia County. The county's senior lunch is served at the town recreation center on Tuesdays, Thursdays and Fridays. Residents 60 and older can also book free rides to grocery stores and meal sites through the county Office for the Aging, and walk-in urgent care is available at Rapid Care Copake. The typical Copake home was worth about $487,000 in September 2026, by Zillow's estimate.

In the hamlet of Copake Falls, parking at Taconic State Park costs $8 per car, and lifeguards are on duty at the Ore Pit swimming hole late June through Labor Day. Bash Bish Falls, whose final pitch drops about 60 feet just over the Massachusetts line, sits about three-quarters of a mile up a rocky trail from the New York parking area on Falls Road. The paved Harlem Valley Rail Trail runs north from Copake Falls and is flat enough for a morning walk or bike ride. Golfers head north to Craryville for the public 18 holes at Copake Country Club.

Malta

About $520,000 bought the median Malta home in August 2026, per Redfin. The paved Zim Smith Trail runs 11.5 miles, and its stretch through Malta and the village of Round Lake is smooth enough for wheelchairs. Three pickleball courts opened in 2023 at Shenantaha Creek Park beside the trail, and pickleball is played indoors during open-gym hours at the Malta Community Center for $3 a session for residents. New York residents 62 and older can scan a driver's license for free weekday entry at the state's Saratoga Lake boat launch.

Malta Med Emergent Care, just off Exit 12 of the Northway, is open 24 hours with CT scanning on site and outpatient MRI by appointment. Nearly 1,400 more residents 65 and older live in Malta than about five years earlier, and the largest share of older newcomers to Saratoga County came from Florida, with Albany County next. Members of the Malta Senior Citizens club gather monthly at the community center. In nearby Saratoga Springs, membership in the Academy for Lifelong Learning, whose members are mostly retired, cost $75 a year in 2024, with courses at $50 each.

Queensbury

Summer is free swimming season at the Gurney Lane town pool for anyone 60 and older, and the 2026 season ran through September 7. Eight free pickleball courts are available at Ridge/Jenkinsville Park. Cyclists can pick up the paved Warren County Bikeway at a lot on Country Club Road for a 9.4-mile ride north toward Lake George.

The Adirondack Balloon Festival filled the sky over Floyd Bennett Memorial Airport from September 17 through 20 in 2026, with scheduled morning flights of as many as 80 balloons. Launches lift off just after sunrise and again close to sunset, and admission is free. The opening evening takes place in Crandall Park in neighboring Glens Falls, with the larger weekend launches at the airport.

When the weather turns cold, the Queensbury Senior Center on Bay Road is the indoor hub, with about 1,400 members at $25 a year in 2023, many of them new to the area. The town has about 1,800 more residents 65 and older than five years earlier. Neighboring Saratoga County topped the list of origins for older movers into Warren and Washington counties, ahead of Massachusetts. A typical Queensbury home was valued near $399,000 in September 2026, per Zillow. The Glen at Hiland Meadows has independent-living apartments and cottages, with assisted living and memory care on the same campus a short drive from Glens Falls Hospital. Snowshoers and skiers use the 2.6-mile Rush Pond Trail through the wetlands, and West Mountain on the town's west side has night skiing.

Canandaigua

A Canandaigua Saturday can start at the farmers market off Beeman Street, where vendors set up at 9 a.m. every week June through October. Kershaw Park, at the north end of the lake, is close by, and beach admission there was free for the entire 2026 season. City Pier and its row of boathouses are at the end of the lakeside path through the park. Admission to Sonnenberg Gardens is $14 for visitors 60 and older, and the old tennis courts at Sonnenberg Park now hold eight pickleball courts. The RTS Ontario bus fare is 50 cents for riders 60 and older, and F.F. Thompson Hospital is on Parrish Street inside city limits. A median-priced house in the city sold for about $355,000 over the three months ending in September 2026. Canandaigua's 65-and-older population grew about 16 percent over five years, and close to three in ten older movers into Ontario and Livingston counties came from Rochester's Monroe County.

Weighing A Move Upstate

Most older newcomers to these areas moved within New York. In each surrounding region, at least six in ten older adults who arrived from outside the area came from elsewhere in the state. Social Security is exempt from New York income tax, and residents 59½ and older can also exclude up to $20,000 a year of private pension and annuity income. For transplants from Manhattan and Brooklyn, the trip back is manageable, with daily Trailways service between Woodstock and the Port Authority Bus Terminal and the Metro-North station at Wassaic about 23 miles from Copake. A $3 senior class in Woodstock or a $25 Queensbury Senior Center membership costs little to try, and anyone considering Malta or Queensbury should drive the Northway in February before buying.
