The Towns In Southern California Where Retirees Are Actually Moving To

A move of a single county can buy an entirely different life once you are past 65 in Southern California, and Census surveys show plenty of people making exactly that trade. The same retiree who spent decades in Los Angeles County now swims in a residents-only lake at Canyon Lake or plays bocce between lemon trees in Santa Paula. The math works because a 55-plus house in Beaumont starts near $400,000 and Proposition 19 lets you keep the old property tax base when you move. What the week looks like after that runs anywhere between a Totally 80’s party for people who wore the clothes the first time and more than 200 clubs behind a single gate at the beach. The eight below are the places where the count of newcomers past 65 is actually climbing, starting at the beach.

Seal Beach

About 9,500 people live in Leisure World Seal Beach, a 55-and-over community on 531 acres. Between the 2015-2019 and 2020-2024 Census surveys, Seal Beach gained roughly 1,150 residents 65 and older, nearly all of that gain from people moving in, and Los Angeles County was the largest source of those who came from outside Orange County.

Inside the gates are more than 200 clubs spread across six clubhouses, along with a nine-hole par-3 course, a woodshop, a library and an amphitheater. The fare-free minibus stops throughout the community and runs to the nearby shopping center each day, so getting from the woodshop to the library takes no car at all. The on-site Optum health care center has primary care and a pharmacy, and the closest hospital is UCI Health in neighboring Los Alamitos. Outside the gates, the city's free senior shuttle stops at Leisure World and the pier, and weekday lunch at the North Seal Beach Community Center costs a suggested $3 donation for anyone 60 or older.

On Main Street, Walt's Wharf reopened in September 2025 after a fire, and a Friday farmers market has been held at the base of the pier since March 2026. A two-bedroom, 900-square-foot Leisure World co-op was listed this spring for about $575,000 with a $596 monthly fee, and Zillow put the typical Seal Beach home value at about $838,000 in September 2026.

Brea

Tai chi and table tennis are on the schedule at the Brea Senior Center on Sievers Avenue, in a city whose 65-and-older population rose about 36 percent across the two latest five-year Census surveys, roughly three times as fast as the city as a whole. Of the older newcomers who crossed a county line to get there, the most came from Los Angeles County. The senior center, downtown and Brea Mall are linked by the Tracks at Brea, about four miles of walking and biking trail, and a ride on the senior van costs $4 a stop for anyone not up for the walk. Redfin's September 2026 median sale price for Brea was about $1.19 million, and Providence St. Jude Medical Center is just over the city line in Fullerton.

Summer concerts are free on Wednesday evenings at City Hall Park, and Brea Fest is held at the Civic and Cultural Center each August. At Carbon Canyon Regional Park, where weekday parking is $3, a 2.5-mile round-trip trail ends in a grove of more than 200 coast redwoods.

Homes in Trilogy at Glen Ivy, Shea Homes' 1,317-house community for buyers 55 and older, sold at a median near $710,000 in September 2026. Buyers at that price get a place in a neighborhood built around the public, par-72 Glen Ivy Golf Club, where The Nines restaurant has views of the course and the Pacific Crest Lodge is the clubhouse. Glen Ivy Hot Springs, a short drive away, has 19 mineral pools and a red-clay bath called Club Mud. Saunas and daily wellness classes are on the grounds, and weekday admission starts at $75. Corona Regional Medical Center is up Interstate 15, and the Corona Senior Center has free membership and free Wednesday lectures. The valley's 65-and-older population has grown by about 1,560 since the late 2010s, and newcomers made up around half of that rise. When the 55-plus homes at Terramor, elsewhere in the valley, were selling in early 2018, the builder said its buyers were coming from Orange County, Los Angeles and San Diego.

Canyon Lake

Only residents and their guests get past the gate at Canyon Lake, where a house sold for a median of about $800,000 in June 2026. The city added about 800 residents 65 and older over roughly five years while its total population held near 11,100, and after movers from elsewhere in Riverside County, the most came from San Bernardino and Los Angeles counties. Menifee Global Medical Center and Southwest Healthcare Inland Valley Hospital in Wildomar are the nearest hospitals, and a new tower opened in April 2026 at Inland Valley, the only hospital in southwest Riverside County with Level II trauma services. In summer, July highs in nearby Lake Elsinore average 98 degrees, and more than a dozen Property Owners Association parks and beaches open at 8 a.m. Holiday Harbor and Sunset Beach have roped swimming, and Eastport and Holiday Harbor have boat launches. Pickleball is played at Eastport Park, and online tee times at the par-72 Canyon Lake Golf & Country Club are reserved for residents and annual members. Mahjong and duplicate bridge have been regulars on the senior center's calendar. On Friday nights the country club's bar and grill has live entertainment, and the beaches stay open until 10.

Beaumont

Local vendors and food trucks set up on Beaumont Avenue between Sixth and Eighth streets on Thursday evenings in spring and summer for Beaumont Nights, with live music until 9:30 p.m. One June evening in 2026 was a "Totally 80's Night," a decade most buyers in the city's 55-plus communities remember firsthand, and the Cherry Festival was held May 28 through 31 with a carnival and more than 50 vendors.

Altis, where Tri Pointe Homes is still selling 55-plus houses from about $400,000, has five pickleball courts at its VuePoint club, and the lighted courts at Noble Creek Regional Park are available for night play until 10 p.m. About a third more residents 65 and older were counted in Beaumont in the 2020-2024 Census survey than in the one before it, and the largest group of those arriving from outside Riverside County came from San Bernardino County, with Los Angeles County next. Sit-down meals at the Beaumont Senior Center on Oak Valley Parkway are served five days a week for a suggested $3, and the closest emergency room is at San Gorgonio Memorial Hospital in neighboring Banning. At Four Seasons, with its 1,923 homes and 25,000-square-foot lodge, the median sale price was near $500,000 in July 2026.

Lake Arrowhead

Lake Arrowhead, in the San Bernardino Mountains of California.

Lake Arrowhead gets about 22 inches of snow in an average year, along with July highs near 81 degrees, and the state highways up the mountain can be closed in a big storm, as they were during the 2023 blizzard. Mountains Community Hospital in town has a 24-hour emergency department and a heliport.

A house at the September 2026 median of about $590,000 may or may not come with lake rights, and only rights holders and their guests can swim or boat on the private lake, which belongs to the Arrowhead Lake Association. Without those rights, the lake is mostly for looking at, though anyone can buy a seat on the Arrowhead Queen, which leaves Lake Arrowhead Village hourly between 10 a.m. and 6 p.m. for a 50-minute tour of the water. There are roughly 690 more people 65 and older on the mountain than in the late 2010s, and Riverside and Los Angeles counties were the most common out-of-county origins for the older newcomers. The Lake Arrowhead Yacht & Country Club has golf and pickleball for members, and Heaps Peak Arboretum on Highway 18 has a three-quarter-mile loop through a sequoia grove. Oktoberfest is held on fall weekends at the Village's Waterfront Park, and admission is free.

Santa Paula

Limoneira has a dozen bocce courts set among its lemon groves on Cummings Road, which may be the most Santa Paula thing in Santa Paula. Anna's Cider is on Main Street, and the Santa Paula Branch Line Trail passes through downtown. Seniors pay $3 at the Santa Paula Art Museum on 10th Street, and admission is free for everyone on the first Sunday of the month. That is also the day the Aviation Museum of Santa Paula's "Chain of Hangars" is open at the airport between 9 a.m. and 2 p.m., with private collections of antique aircraft and jukeboxes.

New homes at Lennar's Harvest at Limoneira start in the mid-$600,000s, under the city's September 2026 median of about $745,000, and every floor plan there has two stories. Hillview Estates on West Telegraph Road is a one-level choice, a resident-owned 55-plus manufactured-home community with 130 sites, a clubhouse and a pool. Santa Paula's 65-and-older population grew 29 percent over roughly five years, and Los Angeles County was the most common origin for those who moved in from another county. Santa Paula Hospital does not meet California's 2030 seismic standards, and in August 2026 Ventura County supervisors voted to pursue a care center with no emergency room in its place, which would put the nearest ER in Ventura, though no final decision has been made.

Solvang

About a third of Solvang's residents are 65 or older now, up from under a quarter in the 2015-2019 Census survey. Nearly three-quarters of the growth in that age group came from people who moved in, and among those who came from another county, Los Angeles County led. On Wednesdays the farmers market is held year-round on First Street beside Solvang Park, starting at 2:30 p.m., and a few steps away on Mission Drive, the Alma Rosa tasting room is open until 8. PCPA musicals are staged each summer at the open-air Solvang Festival Theater, with tickets from $25 in 2026. The September 2026 median sale price was about $1.21 million, slightly higher than Brea's. Santa Ynez Valley Cottage Hospital on Viborg Road has a round-the-clock emergency department, and the Solvang Senior Center, known for its exercise classes and daily lunches, has been building a new home at Elings Square. During Julefest, Wednesday maker's markets are added in Solvang Park and a light-and-music show is put on every hour each evening.

Cost, Taxes, And Care

A homeowner 55 or older leaving Los Angeles County could have bought a Four Seasons house in Beaumont near $500,000 this summer, less than half the median in Brea or Solvang, and kept the property tax base from the old house. Proposition 19 allows that transfer to a replacement home anywhere in California, with any difference in value added when the new home costs more, a benefit that ends at the state line. Up the mountain, Mountains Community Hospital has a 24-hour emergency department and a heliport, and under the plan Ventura County supervisors voted to pursue, Santa Paula Hospital would be replaced by a care center with no ER. Leisure World has more than 200 clubs behind one gate, and up in Lake Arrowhead a Rotary-backed group has been working since 2024 to open a senior center building of its own.
